Are you a Responsible Person? If you are, do you have all the information you need? Regulation 38 What is Regulation 38? In 2019 Approved Document B was revised. One of the changes were that safety information was moved from an appendix to a new section. This section is: Regulation 38 of Building Regulations 2010 The aim of this regulation is to ensure that the person responsible for the building has sufficient information relating to fire safety to enable them to manage the building effectively. The aim of regulation 38 will be achieved when the person responsible for the building has all the information to enable them to do all of the following. • Understand and implement the fire safety strategy of the building • Maintain any fire safety system provided in the building • Carry out an effective fire risk assessment of the building As a responsible person for a building the fire safety information should be given to you at one of the following times: • When the project is complete. • When the building or extension is first occupied At Gunfire, we use Bolster Systems Limited to make sure that our fire protection installs are accurately recorded and fully transparent with real-time progress and information.
