If you are, do you have all the information you need about Regulaion 38?
In 2019 Approved Document B was revised. One of the changes was that safey infrmation was moved from an appendix to a new section. This section is Regulation 38 of Building Regulation 2010. The aim of this regulation is to ensure that the person responsible for the building has sufficient information relating to fire safety to enable them to manage the building effectively. The aim of regulation 38 will be achieved when the person responsible for the building has all the information to enable them to do all of the following.
- Understand and implement the fire safety stragety of the building
- Maintain any fire safety system provided in the building
- Carry out an effective fire risk assessment of the building.
As a responsible person for a building the fire safety information should be given to you at one of the following times:
- When the project is complete
- When the building or extension is first occupied.
